Commercial Refrigeration Maintenance

What periodic maintenance on a commercial refrigeration cabinet covers: condenser cleaning, gasket and door checks, defrost settings, temperature monitoring and a schedule that fits the business.

Why maintenance should not wait

A refrigeration cabinet does not start costing money on the day it breaks down; it starts on the day its efficiency begins to fall. A dirty condenser cannot reject heat, so the compressor runs longer to hold the same temperature, energy use rises quietly, and the range the product group needs becomes harder to maintain. By the time the business notices, the product is usually already spoiled. The real job of periodic maintenance is to stop that process before it becomes visible.

Cleaning the condenser

Condenser cleaning is the step that repays the most effort. Dust and a film of grease between the fins directly reduce heat rejection, and the same cabinet starts doing the same job on more electricity. Cleaning is carried out with the power isolated, working in a direction that will not bend the fins, using a suitable brush or low-pressure air. In greasy environments such as kitchens, the cleaning interval must be noticeably shorter than in a supermarket.

Evaporator and airflow

Ice build-up or soiling on the evaporator stops cold air reaching the shelves. Poor loading inside the cabinet has the same effect: products stacked in front of the air channels break the cabinet's own air curtain and create a temperature difference between the lower and upper shelves. Maintenance should therefore review not only the equipment but also how shelves are filled and how high products are stacked.

Doors, gaskets and lids

On models with doors or lids, a worn gasket is an invisible but continuous leak. Press along the gasket by hand to find hardened, torn or badly seated sections, and check the hinges and the door-closing mechanism. Any door that does not close fully under its own weight takes in humidity and heat all day, which in turn forces the defrost cycle to run more often than it should.

Defrost settings

The defrost cycle is a balance that has to be set against the product group and the ambient humidity. Defrosting too often wastes energy and makes shelf temperature fluctuate; defrosting too rarely coats the evaporator in ice and reduces capacity. During a maintenance visit the number and length of cycles should be reassessed against the cabinet's real operating conditions, not the ones assumed on paper.

Condensate drainage

A blocked drain line first shows up as water collecting in the base, then as odour, a slip hazard and a hygiene problem. Cleaning the drain tray and line is a fixed item on the maintenance list that should never be skipped. In kitchen applications this line blocks faster than in retail because of grease.

Temperature monitoring and records

The figure on the digital display is not the same at every point in the cabinet; measurements should be taken where the product sits. Regular measurement and record-keeping both catch a deviation early and provide documentation during food-safety inspections. Keeping records is the simplest step that moves maintenance from guesswork onto data.

Electrical connections and the control panel

A loose terminal is a heating and failure risk. The sound of the fan motors, the compressor run time and the alarm log in the control panel are the easiest way to read the history the equipment keeps on itself. These checks are carried out by an authorised service engineer with the power isolated.

Setting up a maintenance schedule

No single schedule suits every business. Dust levels, grease load, how often doors are opened and daily operating hours all set the interval. The approach that works in practice is a two-part plan: cleaning and visual checks at short intervals by the operator's own staff, and technical inspection and measurement at planned intervals by an authorised service. Yaşarsan continues after-sales support for the systems it installs on exactly this basis.
